We are pleased to offer new for 2005 a group of 80 superb newly-built luxury 4 bedroom villas at Moncarapacho in the Algarve. They are located just 20 minutes from Faro International Airport, close to attractive traditional fishing villages and the beach resort of Fuseta. There are beautiful mountain views to the north, and to the south it is only 5 minutes from the sea with miles of golden sandy beaches. The resort is located between the Eastern towns of Olhão and Tavira. Unspoiled territory! There is a little building going on at the back of the resort but luckily the local council have put in a new road at the bottom so you will not even have to look. I hate building sites!!

The villas are all detached, have 4 double bedrooms, private gardens and their own good-sized swimming pools. This means that you will have privacy for your holiday, with no need to share amenities with others. All the villas are beautifully finished, spacious and well-equipped. There is an estate office should you require help or information during your stay.

Furnishings are expensive, solid, very stylish and comfortable. The fabrics throughout are superb. The houses are spacious and airy…even your worst nightmare toddler couldn’t do any damage!!

Now these houses which are all completed now have been built with a view to selling as real estate. So the individual buyers at the beginning had a choice as to whether to have air-con, pool heating, floor heating and so on. Some of the villas have an enormous basement area which will have a games room. So if any of these items are important to you then please specify on your request.

The resort will be completing a leisure complex at the back, in two years time but in the meantime they will offer free transport to close by amenities. We would recommend car-hire as the nearest village is at least a twenty minute walk. Although there will be transport available to you.

These lovely upmarket houses all have a see view from the upstairs balcony. Another good thing is the spacious gardens and bbq area. A lot of developers squish properties in, but here the space is very generous.

GENERAL INFORMATION

Climate
The Algarve has the sunniest weather in Europe. In summer, temperatures usually reach 30 degrees celcius during the day. Gentle ocean breezes from the Atlantic keep down humidity, making a very comfortable climate. Ideal for relaxing days by your pool. In winter, daytime temperatures are a comfortable 17-20 degrees. There is very little, if any, rainfall between May and September.

The Local Area
The area is a perfect escape from mass-tourism, and ideal for those wanting to get away from it all. However, there is much to see and do. Local town Tavira is one of the prettiest in Portugal. There are many miles of superb coastline and mountains to explore. Children can enjoy visits to water parks or go karting. For those wanting to venture further afield, the great city of Seville is an exciting destination for a day out, located an hour's drive away across the nearby Spanish border.

Golf
For golfers Moncarapacho is a great base. Local courses include Quinta de Cima - which was named in the 2004/5 edition of the Peugeot Golf Guide as the best course in Portugal - it's sister course Quinta da Ria, and the Sir Henry Cotton designed Benamor. Other famous courses like Quinta do Lago and Vilamoura are all within a comfortable driving distance. For visitors, we can arrange for you pre-booked tee times at greatly reduced prices

Eating Out
There are numerous local restaurants catering for a wide variety of tastes. We highly recommend trying the local Portuguese restaurants. The food is good, the service friendly and the prices are low.
